RJDC Water Treatment Service Opportunity

PROJECT DESCRIPTION:
The Daley Center invites all Contractors to bid on the Richard J. Daley Center Water Treatment Service Opportunity.

PROPOSAL

Proposal should reflect the costs to provide product and service to the following systems: Boilers, Cooling Towers and all Hot/Chilled Closed Loops.

The prices quoted for the General Conditions Fees and Trade Work shall be Lump Sum for the duration of the agreement. Quotes are not subject to escalation, additional costs for insurance, taxes, benefits, etc. RJDC recommends including MBE/WBE participation from a certified City of Chicago MBE/WBE firm.

The work to be performed by the Contractor includes, but is not limited to, the furnishing of ALL union labor, materials, equipment, tools, scaffolding, supervision, services, hoisting, applicable taxes, insurance, escalation, overhead and profits necessary for the completion of all work. Projects at the Daley Center are Sales Tax Exempt.

The Contractor shall obtain all necessary related permits. Contractor shall procure and pay for all other licenses, approvals, certificates and authorizations necessary for completion of the work. All proposals will be based upon the current City of Chicago Building Code and all other governmental bodies that have authority over construction at the referenced property. Projects at the Daley Center are exempt from City of Chicago Permit Fees.

Service frequency should be a minimum of one time per month.

Servicing should include but not be limited to the following:

  • Closed System Chemical Additives
  • Cooling Tower Chemical Additives
  • Boiler System Testing Materials
  • Closed System Testing Materials
  • Cooling Tower Testing Materials
  • Testing Instructions
  • Testing Equipment Calibrations
  • Monthly On-Site Visits
  • On Site Training
  • Bio-Organism Monitoring
  • In House Laboratory Water Analysis
  • Back Up Personnel
  • Monthly Diagnostic Summary Reports
  • Internal Equipment Inspections
  • Corrosion Coupon Analysis
  • Log Sheet Review
  • Legionella Testing
  • MSDS

QUALIFICATIONS

The Contractor and Subcontractor’s qualifications submission shall include the following documents: 

  1. Public Building Commission of Chicago Disclosure Affidavit.  
  2. A Complete Review and Approval of the RJDC Professional Service Contract.

(Not Subject to Modifications) 

  1. Sample Certificate of Insurance.
  2. List of comparable projects completed in the last five years.
  3. List of current projects including dollar values. 

IMPLEMENTATION

    1. This Contractor shall properly assign the work to be performed to the appropriate employees so as to properly execute the work in accordance with applicable codes and local practices. In the event of conflict, due to jurisdictional dispute, the Contractor shall take immediate and whatever appropriate action is necessary to see that there is no work stoppage due to conflict of jurisdiction, including the employment of the appropriate trades, to execute the work.   
    2. The Contractor shall provide sufficient manpower and/or overtime at no increase in the Lump Sum Price to maintain the Project Schedule. 
    3. The Contractor shall provide all required materials, equipment, facilities, tools, hoisting, scaffolding, laborers, and supervision necessary to begin the work and to perform the work and all parts thereof promptly, diligently, and in such sequence as the Owner may direct to assure the efficient, expeditious, and timely completion of the entire project, inclusive of activities that are outside of Contractor’s Scope of Work.
